Seattle to Henderson is roughly a 1,110-mile drive, 16-20 hours, or a 2.5-hour nonstop flight to Harry Reid International. Pacific Northwest transplants are drawn to the Las Vegas valley by the sun, the no-state-income-tax structure and housing prices that compare favorably with the Puget Sound region. Henderson specifically offers the master-planned, community-scale living that appeals to former Seattle-area suburbanites.
Washington has its own state income tax on capital gains and high housing costs in the Seattle metro; Nevada offers no individual income tax and more house for the money. The desert sun and outdoor lifestyle complete the picture.
Seattle-area buyers usually find Henderson's master plans dramatically more affordable per square foot. New construction in Inspirada and Cadence, foothill views in Seven Hills and Anthem, and lakefront resort living at Lake Las Vegas all get attention from Pacific Northwest transplants.
Nevada's no-individual-state-income-tax posture beats Washington's capital-gains tax for many households. Nevada also has no state estate or inheritance tax. Property taxes run on the 35% assessment basis with Clark County effective rates historically near 0.5-0.6% and a 3% owner-occupied cap.
This is the biggest lifestyle change: Seattle's rain and gray become the desert's 300-plus sunny days, dry air and four distinct seasons. Summers run hot, around 104 in July; winters are mild and mostly sunny with lows near 38.
Henderson is high desert at valley-floor elevation near 2,000 feet, ringed by mountains and close to Lake Mead. Moss and evergreens give way to xeriscape, cactus and dramatic mountain skylines.
Sea-Tac has frequent nonstops to Harry Reid, making the trip home easy. Locally the valley's grid and I-215 beltway keep most drives to 20-30 minutes, with no ferries and no snow-season freeway closures.
Lower entry prices, no wage income tax and lower heating needs balance against summer AC. Desert landscaping, HOA fees and pool culture are new norms for Pacific Northwest buyers.
Given the distance, most moves use full-service movers or container services, with the flight connection making a two-household transition workable. Plan the move for spring or fall to avoid both extremes.

Seattle transplants often land in the views-rich foothills, Seven Hills and Anthem, the new-construction plans Inspirada and Cadence, or Lake Las Vegas for resort atmosphere; active adults frequently tour Sun City Anthem.
