Summer (Jun-Sep)

Hot and dry with occasional monsoon storms in July and August that bring brief humidity, lightning and flash-flooding in washes. Outdoor plans shift to mornings and evenings.

Fall (Oct-Nov)

The best season: warm days, cool nights, and very little rain. This is peak time for hiking, golf and patio weather.

Winter (Dec-Feb)

Mild and mostly sunny. Daytime highs commonly 55-65°F with overnight lows near 38-45°F. Heaters run at night; snow in the valley is rare.

Spring (Mar-May)

Warming fast, with peak wildflower years in the desert and pleasant weather before the June heat arrives.

How the climate changes home maintenance

HVAC

Air conditioning is the workhorse: most homes run AC hard from June through September and occasionally into October. Keep filters changed, service the unit before summer, and ask for the AC unit age and service history on any home.

Water & irrigation

Desert landscaping uses drip irrigation and desert-adapted plants rather than lawns. Check irrigation controllers, valves and emitters on any property; frozen or leaking emitters are the classic maintenance surprise.

Pools

Pools are a common amenity and a year-round maintenance item: chemical balance in summer, covers in winter, and equipment that should be inspected annually.

Exteriors & roofs

Intense UV ages paint, sealants and roofing faster than milder climates. Plan for more frequent exterior upkeep, and in foothill areas, keep defensible space around the home for fire safety.
