The process

The new-construction buying process

A new home is a different purchase from a resale. The steps below are the ones Bev walks her builder-buyers through, and the single most important is representation: you want someone independent of the builder from the start.

1. Choose communities and builders

Tour the active master plans and compare builders’ floor plans, lots, and neighborhoods. Bev sets this up efficiently so you see real options, not just sales offices.

2. Understand representation

Builder sales representatives work for the builder. Buyers benefit from independent representation: someone whose only job is protecting your interests in the contract, incentives and construction-quality process. This is state-regulated and worth discussing early.

3. Compare dated incentives

Builder and lender incentives (rate buydowns, closing cost help, upgrades) change constantly and have expiration dates. Ask for the current written incentive sheet and compare it against the negotiated price.

4. Review the contract and timeline

New-build contracts differ from resale: completion dates, escalation clauses, deposit terms and the right to inspect. Read every exhibit before signing.

5. Pre-drywall and final inspections

Independent inspections at pre-drywall and before closing catch what a walk-through misses. Resist the pressure to waive them.

6. Close, warranty and beyond

Builders provide a limited warranty. Keep the paperwork organized and understand what is covered and for how long.

Incentives change constantly

Common questions

New construction FAQ

Where is the new construction in Henderson?

The active new-construction centers are Inspirada in south Henderson, Cadence in east Henderson, scattered west Henderson parcels and newer phases near Lake Las Vegas. Phases open and sell out continuously, so the current availability changes month to month.

Do I need a Realtor to buy from a builder?

It depends on the builder and the state. In Nevada, a licensed agent can represent you in a new-home purchase, and registering your representation before the first visit matters. Builder sales staff represent the builder, not you.

Are builder incentives worth it?

Sometimes, and always with the expiration date checked. Incentives are marketing tools that change with market conditions. Compare the incentive value against the price, the lot premium and what you would negotiate on a resale.
