Moving From San Diego to Henderson, NV

From the coast to the desert, with a bigger home in between

Last updated 2026-09-10 · By Bev Prock, NV License S.0078180

San Diego to Henderson is roughly a 330-mile, 5-6 hour drive northeast or an 80-minute flight, and the move is increasingly popular with SD families, military families and empty nesters. Henderson offers San Diegans a lower cost of entry, no state income tax and an active outdoor lifestyle, with the desert replacing the beach as the weekend default.

The biggest factors are financial: significantly more house for the money in most comparisons, no California state income tax, and lower day-to-day costs in several categories. Outdoor-loving San Diegans also adapt well to Henderson's trail, golf and Lake Mead recreation.

Housing

San Diego's housing market is among the state's most expensive; Henderson's master plans offer a far friendlier price band. Newer construction in Inspirada and Cadence, established views in Seven Hills and Anthem, and active-adult product in Sun City Anthem all get strong attention from SD transplants.

Taxes

Nevada has no individual state income tax versus California's brackets, and property tax dynamics differ: Nevada assesses at a lower effective rate for many buyers, with a 3% annual cap on owner-occupied increases. A quick review with an accountant is worthwhile for the move year.

Climate

San Diego's 70-degree coastal moderation becomes Henderson's high desert: hotter summers near 104-105 average July highs, colder-winter mornings near 38, low humidity and dramatic daily temperature swings. The trade is sunnier, drier and more seasonal.

Geography

Henderson is mountain desert: the McCullough range to the south, River Mountains to the east, Lake Mead 30 minutes away and the Spring Mountains across the valley. Elevation, views and open space define the foothill communities.

Transportation

San Diego's airport services to Harry Reid are frequent, and the I-15 corridor is a familiar drive. Local commutes of 20-30 minutes cover everything, which reads as a vacation from San Diego freeway traffic patterns.

Homeownership

Expect more square footage, a real yard and garage, lower effective property tax in most cases, and a dramatically lower entry point than coastal SD. Summer AC bills and HOA fees are the counterweight.

Moving logistics

The 5-6 hour drive or short flight keeps the move simple, and the proximity lets you weekend in San Diego while your Henderson purchase comes together.

Nevada DMV & vehicles

New Nevada residents have 60 days to license up: driver's license, registration, title transfer and the required Clark County emissions inspection. Full checklist at dmv.nv.gov.

Henderson communities worth researching

Sun City Anthem is a favorite of SD empty nesters, while families often land in Green Valley Ranch, Anthem, Inspirada or Cadence. View lovers gravitate to Seven Hills and MacDonald Highlands.
