Moving From Los Angeles to Henderson, NV

A one-day drive, a bigger home and a much different tax bill

Moving from Los Angeles to Henderson is one of the most common relocation routes in the western United States, and it is a surprisingly easy move: roughly 270 miles, a 4-5 hour drive on I-15, or a 75-minute nonstop flight. LA transplants are drawn by Nevada's no-state-income-tax structure, more house for the money and substantially more sun, while staying close enough for weekend trips back.

LA buyers typically find Henderson housing prices well below comparable Los Angeles County neighborhoods, no California state income tax on wages, and more open desert living with mountain scenery instead of traffic corridors. The life change is dramatic in the good sense: shorter commutes, easier parking and a quieter pace.

Housing

Henderson's master plans offer the suburban missing middle that Los Angeles often lacks: planned communities with parks, HOAs and tidy streetscapes. Buyers coming from LA condos and compact bungalows usually size up considerably, with single-family homes in Green Valley Ranch, Seven Hills and Anthem the most common landing spots.

Taxes

The headline difference is Nevada's lack of an individual state income tax, versus California's brackets. Property taxes also tend to compare favorably for buyers using purchase price basis under Proposition 13 versus Nevada's assessment system, though rates and annual 3% caps make each property's math specific. Have an accountant review your year of transition.

Climate

LA's coastal-cooled climate becomes Henderson's high desert: hotter, drier summers, more extreme daily temperature swings, and crisp sunny winters. Angelenos trade marine layer for 300-plus sunny days and desert evenings that cool off after dark.

Geography

The valley's southeast side sits roughly 2,000 feet of elevation, framed by the McCullough range to the south and the Spring Mountains across the valley. The Strip's skyline is visible from many Henderson foothill homes, a familiar sight for LA transplants.

Transportation

Flights between LAX or Burbank and Harry Reid International are short and frequent, and the I-15 drive is a well-worn weekend route. Around Henderson, freeways are genuinely faster than LA's: 20-25 minute drives cover most of the valley.

Homeownership

Expect a bigger home, an attached garage that actually holds cars, and lower real property tax load for most buyers, balanced against summer cooling bills and HOA fees. Desert landscaping reduces water use versus LA lawns.

Moving logistics

A full truck move from LA can be done in a day, and many transplants rent a big van and do it themselves over a weekend. Get Nevada plates and driver's licenses within 60 days of establishing residency.

Nevada DMV & vehicles

Within 60 days of moving, complete the Nevada DMV process: driver's license, vehicle registration and title transfer, with an emissions check required in Clark County. Bring current documents and insurance; start at dmv.nv.gov.

Henderson communities worth researching

LA transplants usually anchor in the familiar-feeling master plans: Green Valley Ranch for family life, Seven Hills and Anthem for views, Inspirada and Cadence for new homes, and Lake Las Vegas for resort-style living. The neighborhood guides on this site cover each in detail.

Differences to understand before you move

  • No state income tax versus California's top-tier rates
  • A 4-5 hour drive keeps LA family close enough for regular visits
  • Water, climate and landscaping all shift to desert norms
  • Miles of freeway traffic become a 20-minute valley grid
  • HOA rules and desert lots replace LA's variety of street conditions
