The rules

Age restrictions, stated clearly

Age-qualified communities are a lawful, voluntary housing choice protected under federal rules, and they are genuinely popular in Henderson. The honesty requirement applies both ways: these communities have real age and occupancy rules, and they are not appropriate for every household.

  • Age-qualified communities operate under HUD-approved 55+ rules: at least one occupant is 55 or older, and no one under 19 may reside there full time. Individual communities apply this in their own documents.
  • Some age-restricted sections have different rules (for example, 62+ or 50+ variants), and access for grandchildren and guests is governed by community policy, not by the federal 55+ standard alone.
  • Buying requires reading the governing documents and completing the community’s approval process. Rules can change, so verify current requirements directly with the association before making an offer.
  • For all other age groups: Henderson’s standard communities are open to every age; the age-qualified product is only one slice of the market.

What the lifestyle includes

Amenities and fees

Housing types

Mostly single-story and low-maintenance product: villas, courtyard homes, ranch-style single-family and some two-story phases, often with attached garages and less exterior upkeep.

Social life

Clubhouses drive the lifestyle: fitness centers, pools, pickleball and tennis, craft rooms, libraries, and hundreds of organized clubs and classes. Most communities have a full events calendar.

Golf

Golf presence varies: Sun City Anthem is surrounded by courses and Anthem Country Club, while other communities have course access nearby. Membership is typically separate from homeownership.

HOA & fees

Fees fund the gates, landscaping, common areas and a large share of the recreation program. Budget them into the monthly cost, and review lease and rental restrictions, which are common.

Healthcare access

Proximity to St. Rose Dominican and Henderson Hospital campuses matters to many residents; see the healthcare guide for facility details.

Location

All four communities sit in southeast or east Henderson, 20-30 minutes from the airport and Strip, near grocery, dining and regional healthcare.

55+ living FAQ

What is the difference between 55+ and all-ages communities in Henderson?

55+ communities are age-qualified under HUD’s Housing for Older Persons rules, so at least one resident must meet the age requirement and minors cannot live there full time. All-ages communities have no age qualification at all. The choice is entirely voluntary.

Are age rules the same in every community?

No. Each community’s governing documents and association policies vary, and rules can be updated. Always verify the current age and occupancy rules with the specific association before buying.

Do I have to buy new construction in a 55+ community?

No. Sun City Anthem and Sun City MacDonald Ranch are established resale markets, while Heritage at Cadence sells new. The right fit depends on whether you want established landscaping and community or the newest floor plan.

Is 55+ living the only option for older buyers in Henderson?

No. Most Henderson buyers of any age choose standard all-ages communities. The 55+ category is one voluntary option for households that want the recreation-focused, age-qualified lifestyle.
