Henderson vs. Summerlin: What's Different?
Henderson and Summerlin are the Las Vegas valley's two most prominent master-planned suburbs, and they are far apart geographically. Henderson is the valley's southeast city, with its own downtown, the foothills of the McCullough range, the I-215 beltway and proximity to Lake Mead. Summerlin is a Howard Hughes master-planned area on the west side, in Las Vegas, with foothills of the Spring Mountains, its own trail systems and the Red Rock area beyond. Choose based on where you work, which side of the valley you want to be anchored to, and which set of amenities matches your routine.

Beyond the table
A closer look
Housing
Henderson spans the full spectrum from Henderson's original 1978 Green Valley plan to new construction in Inspirada, Cadence and west Henderson, with a famously wide price band. Summerlin is similarly broad across its many villages but has a reputation for newer, pricier master-planned product on the west side. Both include every housing type from condos to luxury estates.
Location
Henderson anchors the southeast valley: the airport, Lake Mead, Hoover Dam and highway corridors to Arizona and California are on its side. Summerlin anchors the west side: Red Rock, the 215 western beltway, and the northwest employment and medical hubs. Commute to the Strip is roughly comparable in minutes on good traffic; commute to the opposite side of the valley is a serious drive either way.
Lifestyle
Henderson has its own identity as a city: Water Street downtown, the Henderson business parks, its own government and events calendar. Summerlin is a lifestyle master plan with a strong retail core at Downtown Summerlin, parks like Desert Breeze and the trauma hospital at Summerlin. Buyers often choose on where they work first and on the neighborhood they love second.
How to choose
Choose based on geography first. If work, family or recreation anchors you to the southeast valley, Henderson wins on drive times; if it anchors you west, Summerlin does. Within that geographic decision, both offer excellent housing at comparable quality, so neighborhood specifics and budget do the rest of the work.
